Types Of Fit Outs

Most fit outs start with a shell or 'white box'. There are different stages of fit outs such as:

Shell and Core. This is the concrete and metal frame of a building, basically, the state of the building before any type of fit out occurs. It is unusable at this stage. This will usually comprise of the structure, base floor, cladding, common areas and external work. It generally includes fitted out reception areas, toilets, lobbies, basements, loading bays etc.

Category A Fit Out. Is usually the basic fitted out interior space. This can include the building's mechanical and electrical installations. A Cat A space will be totally empty, making it easier to sell to occupants who want a 'blank canvas' to create their own space. These fit outs usually include raised floors and suspended ceilings, lighting, air conditioning, internal surface finishes etc.

Category B Fit Out. These shape interior spaces and complete them to the tenant's requirements and specifications. This is the real design part ranging from building different rooms to what kind of pictures will go on the wall. Cat B fit outs are ideal for tenants who know exactly what kind of space they want to create and have definite ideas on how it should look. This is where it's essential to get a good fit out firm in from the start as it's a complex process. A good fit out company will have experience in constructing spaces and will know how to maximise areas to best accommodate a client's fittings and fixtures.
